Can you recognize “Big-Ticket” items?
Recognizing
Big-Ticket Items during a walk through is crucial when picking out your next home.
Below are some of our tips and tricks to knowing what to look for and where.
“Big-Ticket”
items are elements to a property that make or break your investment. There
might be beautiful light fixtures and new paint, but those are all temporary fixes.
Listed below are some of our big-ticket items and how we spot them!
1. Check the Roof! This might seem like a no-brainer, but
checking the roof is crucial to knowing the value of the property you’re
viewing! Look for leaks, patching, or overall wear and tear.
2. Check the Outside A/C Unit! More often than not, folks forget to
check the A/C unit outside. Don’t let the brand new inside unit fool you, that
1996 outside unit is not going to last much longer!
3. Look out for the Water Heater! Look around the water heater for
anything from rat droppings to rust.
4. Take a Look at Those Appliances! Appliances are pricey! While buying a
new refridgerator and dishwasher might sound appealing, make sure the current
appliances are functional! Make sure your inspector takes a close look at older
appliances to watch out for fire hazards and to ensure they’re functional.
Remember, how home owners treat their big-ticket items speaks volumes about how their property was taken care of over time. Having a Realtor ® that knows what to look for is crucial during the home buying process!
